Marketing to Homeowners in Foreclosure
Marketing to homeowners in foreclosure allows you to connect directly to homeowners who may be motivated to sell. The reason I say, "may be motivated" is because people in that situation, got there primarily because of an overwhelming financial burden that caused them to miss 3, 4, or more mortgage payments. The homeowner has several options to make the back payments to bring the mortgage current and they usually have up until the day of the auction to do so. A majority of homeowners will either borrow the money or list their home with a realtor to avoid going to foreclosure auction.
Then there is the minority of homeowners who can't borrow the money or don't want to hassle with a realtor. This is your niche market of motivated sellers who are looking for alternatives and may be looking at every piece of mail from real estate investors. Once the foreclosure listing goes puiblic, the homeowner will begin to get bombarded with letters and postcards from real estate investors looking to help the homeowner in their time of need.
Since the bankruptcy law change in October 2005, eliminating debt will not be as easy as it was before the change, .
