Flooring
This is the part of the home that takes the most abuse, make sure that it is in like new condition or it will stand out like a sore thumb. Trying to hide issues with the flooring, advertly or inadvertly, the buyer will assume that you are trying to hide something and may result in offers below your asking price or the request for an allowance for replacement.
Bedroom Floors
Carpet If the carpet is old, stained, frayed, or worn in any other way, replace it with a berber carpet - 2 grades up from the lowest. This accomplishes 2 things: it gives the bedrooms a new look at a relatively inexpensive price.
Hardwood To add character to the hardwood floors have them sanded and eurethaned professionally, you will get a new looking floor with a smooth finish. QUICK TIP: Remove the threshholds prior to the floors being sanded. Eurethene the threshholds and install after the floors are complete to compliment the finish.
Kitchen Floors
Ceramic Tile If the tile is in good condition, no cracks or broken tiles, just clean using a ceramic tile cleaner. QUICK TIP: In addition to the tile cleaner, use a grout cleaner to remove stains from the grout to return to to its natural color. If the tile is in poor condition with cracks, missing grout, missing or broken tiles, replace the flooring with new ceramic tile.
Vinyl (sheet or tiles) If the vinyl is in good condition and not excessively worn or scratched, just clean and wax it. If the vinyl is in poor condition and is excessively worn or scratched, repalce it with new vinyl flooring. QUICK TIP: 12"x12" vinyl tiles are available at the large home improvement retailers and are very easy to install and is an affordable alternative.
Bathroom Floors

Anything other than ceramic tile Replace with ceramic tile. No other flooring material will be able to stand up to the humidity and wetness as ceramic tile can.
