FINDING INVESTMENT PROPERTY
It is important that before you begin your research that you have a VISION of what you want to achieve by investing in real estate. It must be a specific and achieveable image of the lifestyle, rewards and fulfillment you expect from investing in real estate. This vision can be attained by breaking it down into tangible and time-specific GOALS that are measured and adjusted as necessary. From these goals a daily/weekly PLAN OF ACTION can be developed that are in-line with the goals and vision.
There are many places to find investment property and the key is knowing where to look. This page will provide you with some ideas on where to get started.
Here is a short list of places to find potential deals:
- SEARCHING ADS
A small percentage of real estate ads are placed by homeowners who are truly flexible and/or motivated. Finding them is key, so persistence and patience is important.
- PLACING ADS
An easy way to fish out the flexible and/or motuvated sellers and have them come to you as opposed to searching them out.
- REALTORS
They can be helpful in finding sellers that are motivated and flexible or properties that are undervalued. Realtors will do the work for you, providing that you are specific and realistic. Also don't be greedy and don't rely on just one agent, use multiple agents.
- REFERRALS
Referrals can come from family, friends, co-workers, or just people who see the homes in your neighborhood on a daily basis - men or women, who deliver mail, gas/oil, newspapers, packages, pizza, or check meters. Let your referrals know that you are looking for distressed or vacant property in the area and all referrals can earn them a $500 - $1,000 finder's fee, providing the information is used to purchase that property.
- PERSONAL RESEARCH (FORECLOSURESNH.COM)
Foreclosures - There are many creative ways to approach these homeowners and save them from foreclosure but be aware of new laws due to foreclosure scams. Come to an agreement with the homeowner and lender under your terms. REO - An increased inventory of bank owned properties gives investors leverage in negotiating with banks. Reposessions - These institutions, including VA, HUD, FDIC, IRS, etc., need to sell foreclosed property.
